Master suite ▪️together with the kitchen, this master suite was a major change on this house layout.
The house is from 1961, had three bedrooms on the main floor but only one bathroom – pretty typical for a house this old.
An ensuite is essential for resale purposes, specially when you are investing on a house flip.
So to give our client the ensuite that was required, we ended up moving the front entrance and using that space (check the last photos).
For the colour palette, we went super neutral, making use of white and black finishes. The vanity is from Costco – a great way to save money on a house flipping 💰

Imagine enjoying the heat of this fireplace on a Sunday afternoon when it is -20C outside 🥰 With a cup of hot chocolate and whipped cream on top of it! Of course!
Our clients wanted to heat up their basement, and add a gas fireplace. So they hired us to design some built in for storage, and to display some art pieces they have collected throughout the years. They travelled quite a bit and lived abroad in different countries.
My favourite item is the angled shiplap panel, behind the shelves. What do you like about it?

This photo is a perfect representation of my life right now! I spend my days having meetings between diaper changes and baby’ naps. When he is hungry, I feed him while replying emails and reviewing drawings.
I big thanks to two people that are making this newborn phase easier:
1 – my husband, who is dealing with everything from taking care of the older kids to client communication. He was promoted to Aline’s assistant 😂
2 – Carol @arq.carol_b our junior designer who is doing an amazing job, dealing with most of our projects heavy work.
And day by day we are getting adjusted to the new life of a family of 5 ☺️

OUTDOOR SEATING AREA
We here @sociisdesign don't get to work on a lot of commercial projects. Our focus and niche is residential. However, everyone in awhile, we get some clients who needs help with their commercial space.
This project became one of my favorites outdoor/landscape/commercial project! The clients have a store in Canmore, and wanted to create an outdoor seating area for potential customers to sit, relax, drink a cup of coffee, and enjoy the view of the mountains 😍
Together with @ongrowingworks we created a beautiful outdoor seating area, that is seasonal, and that could be removed and stored at any time.
I see this space and I instantly want to grab a coffee, sit on one of those chairs and relax ☺️
DO YOU WANT YOUR HOME RENO/CONTRUCTION TO TAKE TOO LONG???
Tips:
• Do not plan ahead
• Start construction before you have a design and drawings for construction
• Do not hire a professional
• Do not have construction drawings… plan as you go
• Skip phases (thinking it will be faster)
• Always hire the cheapest contractor
• Do not hire a designer
• Do not protect existing items to remain
If you prefer to get your place ready within the timeframe set by your contractor, go ahead and do not do what I described above 😉

Did you see yesterday's post? We showed you the new exterior for the #houseflip project. Today we want to share with you the interior selections for inside 🙂
The idea was to keep everything neutral, using lots of white / off-white, cream, and light wood to warm up the space.
On a investment property we can't be too bold. The design needs to be trendy, but also neutral enough that will appeal to a broader range of potential buyers.
We are hoping this will be a success!
We are working on another house flip for an investor client of ours. The house was built over 30 years ago, it has never gone through any renovation at all, so it looked pretty dated. But the location… the location is great! It is in a desired community in Calgary, and had so much potential!
The interior will go through an extensive reno, and the exterior will change quite a bit!
These are the 3 exterior options we presented to the clients. Which one do you like the most? 1, 2 or 3?
After 3 weeks away from Social Media, we are back! So many things going on, so much work and a big change coming up in about 3 weeks or so (I cannot share that with you right now, so be patient 😊).
We have quite a few projects on the go, and last week we got to visit one of our reno sites and review some millwork drawings with our great millworker Robin @fresh_mind_design . Another design by @sociisdesign and another reno by @ongrowingworks
I know, it has nothing to do with architectural nor interior design! But yesterday I was totally blessed by my God. After 11 years in Canada, I saw the northern lights for the first time. It was a spectacular show on the sky, with lights dancing tirelessly 🤩

If you don't mind a bit of renovation, change your entry flooring! Stay away from the regular cream tile, or enven wood or wood looking flooring. Go bold, get a pattern tile! That will make your front entry very welcoming 🥰
